HOW DOES A ROOF COATING RESTORATION ACTUALLY WORK?

We talk a lot about our roof coating restoration system, and how silicone can save building owners time, money and headaches, but people may still not understand exactly how the process works and the exact benefits of our system. We are going to tackle the basics of our system in this post: what it does, how it helps you, and how you can expect to benefit from it.

  1. SURFACE PREPARATION

a. It is extremely important to get the roof clean and dry. First, we remove heavy deposits of dirt, leaves and other debris from the roof using a broom or air broomer, then we inspect the entire roof surface and flashings for any open seams, tears, cuts, etc. We repair these flaws so water is not blown in under membrane during the cleaning process. We pressure wash roof with water and allow to dry completely.

b. Biological Control: Areas of algae, mildew or fungus on the roof membrane or the existing coating are treated with a solution of bleach and water, followed by a power washer rinse using clear water.

c. Drying: After cleaning and rinsing the roof, we ensure no dirt or debris is present. We allow surfaces to thoroughly dry to prevent blistering.

2. PRIMING

a.Silicone Roof Systems will adhere to most surfaces without a primer; however, some substrates may require a primer for optimal adhesion. On all surfaces we test the surface and if the surface reflects poor adhesion, we prime all surfaces accordingly.

3. TAPING

a.We cover all joints, fasteners, flashings, seams and transition areas with special tape with special care for areas that require extra strength and flexibility.

4. APPLICATION

a. Typically we apply two coats of the silicone system we are applying making sure to following the appropriate specifications for thickness as well as ensuring uniform color and consistency.

b. We must allow the appropriate time for the first coat to properly set before applying the second coat when required.

5. CLEAN UP & MAINTENANCE

a. We do our best to leave your business in a better condition than when we arrived. Our team will clean up all of our materials and leave you with simply a clean new roof!

What Happens at the End of the Coating’s Life?

So, what happens in 10-15 years after you install a silicone roof coating on your roof? Do you have to tear off the old roof to remove the coating? Do you have to strip and re-apply the coating all over again? No! At the end of the coating’s life, simply re-spray a new coating onto the roof surface, directly onto the previous layer of coating. It is as simple as re-applying the coating the same way you did before. You will have to power wash the surface again, but no primer will be required. Once the second layer is applied, your roof is under warranty for 10-15 more years depending on the thickness that you applied the material.
